AC Repair and Replacement in Stuart

In Stuart the questions that matter are where you live, how close you are to salt water, and which office signs off on a new system. Here is what to know before you call.

County
Martin County
Permits
Usually the City of Stuart for addresses inside city limits, and Martin County for unincorporated areas. Confirm for your address.

Stuart is a mix of very different houses. Near downtown, East Stuart and Port Salerno you find small block and frame homes from the 1950s to the 1980s, many with ductwork that was added or rerouted long after the house was built. Out along the river and in the gated golf communities the homes are bigger and newer, often with two or three systems and long duct runs through hot attics. On Hutchinson Island and Sewall's Point the outdoor unit lives in salt spray. Each of those changes what a repair or a replacement actually looks like.

Salt air and the outdoor unit

Within a short distance of the ocean or the wider parts of the Indian River Lagoon, outdoor coils and fan hardware corrode faster than they do inland. Homeowners on the island often ask about coated coils, stainless or coated fasteners, and rinsing the coil with fresh water. If your condenser is older and the fins crumble when touched, a repair may only buy a short time. Ask the contractor to show you the coil condition and explain whether a repair makes sense on that unit.

Which office handles the permit

A full system change out usually needs a mechanical permit. Inside Stuart city limits that goes through the City of Stuart Building Department. A lot of addresses with a Stuart mailing address, including Port Salerno, Rio, North River Shores and the Martin County part of Hutchinson Island, are unincorporated, so the Martin County Building Department handles them. Sewall's Point and Ocean Breeze are separate towns with their own permitting. The contractor normally pulls the permit, but it helps to know which office your address falls under so you can check the permit was closed out.

HOAs, condos and older duct systems

Many Stuart communities have rules about where an outdoor unit can sit, screening, and in condos, roof or rooftop access. If you live in an HOA or a condo, ask the board about approval before a replacement that moves the unit or changes its size. In older homes near downtown, a replacement is a good time to ask about duct leakage, return air size and whether the old system was oversized. Humidity control matters here, because a system that cycles off too fast leaves the house cool but damp.

Ac repair questions in Stuart

Who issues the permit for a new AC system in Stuart?

It depends on the address. Inside Stuart city limits the City of Stuart Building Department handles it. Much of what people call Stuart, including Port Salerno, Rio and North River Shores, is unincorporated Martin County, so the Martin County Building Department handles those. Sewall's Point has its own town permitting. The contractor usually pulls the permit, but you can confirm the office with the county property appraiser record.

Does living on Hutchinson Island change what AC unit I should get?

It can. Salt spray near the ocean is hard on outdoor coils and fan parts. Many island owners ask about coated coils, corrosion resistant hardware and placing the unit where it gets less direct spray, if the condo or HOA allows it. Rinsing the coil with fresh water from time to time also helps. Ask each contractor what they recommend for coastal exposure and why.

Do I need HOA approval to replace my AC in a gated Stuart community?

Often you do if the replacement changes the size or location of the outdoor unit or adds a pad or screening. A straight swap in the same spot may not need approval, but rules vary a lot from one community to the next. Check your HOA documents or ask the property manager before the work starts so a crew is not stopped at the gate.

My 1970s house near downtown Stuart is cool but feels sticky. Is that the AC?

It may be. Older homes often had systems replaced over the years without anyone checking duct size or leakage. A unit that is too large for the house cools quickly and shuts off before it removes much moisture. Leaky ducts in the attic can also pull in humid air. Ask the contractor to check sizing, airflow and duct condition, not just the refrigerant charge.
