Septic and drain field service on the Treasure Coast

A large share of Treasure Coast homes still use septic tanks, and our sandy soil and high water table make drain fields work hard. Tell us what is going on and we pass your request to one independent local septic company.

A septic system has two main parts. The tank holds wastewater long enough for solids to settle and break down. The drain field is a set of trenches or beds that lets the liquid soak into the soil, where it is filtered. Most problems happen when solids escape the tank and clog the drain field, or when the soil under the drain field cannot take any more water.

Why septic systems struggle here

  • High water table. In much of the region, groundwater sits close to the surface, especially in the rainy season. A drain field needs a layer of dry soil to treat wastewater. When the water table rises, drains slow down and toilets gurgle, then often recover in the dry months.
  • Age. Many older neighborhoods were built on septic decades ago. Drain fields wear out over time, and older systems may not meet current standards.
  • Skipped pumping. Many households pump every three to five years, depending on tank size and how many people live there. Going much longer lets solids reach the drain field.
  • What goes down the drain. Grease, wipes, and heavy garbage disposal use fill the tank faster.
  • Roots and traffic. Tree roots invade pipes, and parking or driving over the drain field crushes it.

Signs of trouble

Slow drains in several fixtures at once, gurgling, sewage smell in the yard, unusually green or soggy grass over the drain field, or backups into the lowest drain in the house. A single slow sink is usually a plumbing clog. Everything slow at once points to the septic system.

Pump, repair or replace?

Pumping removes the solids from the tank. It is routine maintenance and it fixes a full tank, but it does not fix a failing drain field. Repairs can include replacing a baffle, a cracked lid, a broken pipe or a failed pump on systems that have one. When the drain field itself has failed, it usually has to be replaced. Because of the high water table, many replacement drain fields here have to be built up, sometimes as a mound, which costs more.

Rough cost ideas: pumping often runs a few hundred dollars depending on tank size and access. Drain field replacement varies a lot, often from several thousand dollars to well over ten thousand, depending on soil, water table, size and whether a mound or a nutrient reducing system is required. Permits, rules and the lagoon

Florida's septic program is run by the Department of Environmental Protection (DEP), which took it over from the Department of Health in 2021. Repairs to the drain field and system replacements need a permit. Septic contractors are registered with the state. Newer state laws aimed at protecting the Indian River Lagoon push nutrient reducing systems in parts of the lagoon basin, which can affect what a repair or replacement has to include. Some neighborhoods are also being connected to sewer, and in some cases connection may be required once it is available. The details depend on your exact location, so ask the septic company and confirm with the permitting office.

Before the visit

  • Find your tank lids, or a site plan or old permit showing where the tank sits.
  • Know when it was last pumped, if you can.
  • Keep vehicles off the drain field and note any wet or smelly spots.
  • If you are buying a home, ask for a septic inspection as part of your due diligence.

Common questions

How often should I pump my septic tank?

Many households pump every three to five years, but the right interval depends on the size of the tank, how many people live in the home, and whether you use a garbage disposal. A septic company can measure the sludge and scum layers when they pump and suggest a schedule. Waiting too long lets solids reach the drain field, which is the expensive part to replace.

Why do my drains slow down every summer?

In much of the Treasure Coast, the water table rises in the rainy season. When groundwater gets close to the drain field, the soil cannot absorb wastewater as quickly, so drains slow down and toilets gurgle. If things improve in the dry months, that is a common sign. It can also mean the drain field is getting old. A septic company can check whether it is the tank, the field or both.

Do I need a permit to repair my septic system?

Pumping does not need a permit, but repairs to the drain field and replacing a system do. Florida's septic program moved from the Department of Health to the Department of Environmental Protection in 2021. The septic contractor normally handles the permit. Rules near the Indian River Lagoon can require nutrient reducing systems in some areas, so ask what applies at your address.

Can I plant trees or build over my drain field?

It is usually a bad idea. Tree and shrub roots grow toward the moisture and can clog pipes. Pavers, sheds, pools and driveways compact the soil and block access for repairs. Grass is the usual cover. If you are planning a pool, patio or addition, ask a septic company where the tank and drain field are first, because setbacks may apply.

Should I get a septic inspection when buying a house?

Yes, many buyers here do. A standard home inspection often does not include the septic system. A septic inspection usually involves pumping the tank and looking at the tank, baffles and drain field area. It can reveal a failing drain field before you close, which is far cheaper to learn about then than after you move in. Ask the septic company what their inspection covers.
