Older houses, older systems

Fort Pierce was a working town long before the rest of the area filled in. Many neighborhoods have homes from the 1920s through the 1960s, including wood frame houses. Those homes can have galvanized or cast iron pipes, older electrical panels and wiring, and paint layers that may contain lead if the house was built before 1978. None of that means a house is in trouble, but it changes what a repair involves and what it costs.

The utility is local

Much of the city gets electric, water and sewer service from the Fort Pierce Utilities Authority, often called FPUA, not from a statewide company. If a job needs the power shut off at the meter, a new electrical service, or a water or sewer connection, the pro will coordinate with FPUA. Outside its service area, other utilities apply.

Lagoon, inlet and island

The Indian River Lagoon, Taylor Creek and the Fort Pierce Inlet put a lot of homes near the water, and South Hutchinson Island gets direct ocean salt air. Expect faster rust on metal, more wear on paint and AC units, and waterfront structures that need regular attention.

Permits

Inside city limits, the City of Fort Pierce handles building permits. Unincorporated areas around the city go through St. Lucie County. Many homes in historic districts may also have design review for exterior changes, so check before replacing windows or changing the look of a house.

Common questions

Who provides electric and water in Fort Pierce?

Much of the city is served by the Fort Pierce Utilities Authority, which provides electric, water and sewer, and gas in parts of its area. Some addresses outside the city get service from other providers. Your utility bill tells you which one you have.

My Fort Pierce house was built before 1978. Does that matter for painting or repairs?

It can. Homes built before 1978 may have lead based paint. Under federal rules, paid contractors who disturb painted surfaces in those homes should be certified for lead safe work practices. Ask about it before sanding, scraping or cutting into old walls and trim.

Does a historic district change what I can do?

If your home is in a designated historic area, exterior changes such as windows, doors and siding may need design review before a permit. Ask the City of Fort Pierce planning office about your address before you order materials.

Is my address in the city or the county?

Fort Pierce mailing addresses cover a lot of unincorporated St. Lucie County. The St. Lucie County Property Appraiser's parcel search shows whether your property is inside city limits, which tells you which building department to use.
