Water Heater Repair and Replacement in Fort Pierce

Fort Pierce is one of the few Treasure Coast cities where some homes can run a gas water heater on utility natural gas. That opens up options most of the region doesn't have.

County
St. Lucie County
Permits
Usually the City of Fort Pierce for addresses inside city limits, and St. Lucie County for unincorporated areas. Confirm for your address.

The Fort Pierce Utilities Authority supplies electricity, water and, in parts of the city, natural gas. So when a Fort Pierce water heater fails, the replacement could be an electric tank, a gas tank, a heat pump unit or a gas tankless model, depending on what's at your house already.

Gas water heaters on FPUA

If your home already has an FPUA gas line to the water heater, replacing it with another gas unit is usually straightforward. Switching to gas tankless is a bigger job. Tankless units often need a larger gas line and a different vent, and the business may need to confirm the meter can handle it. Switching from electric to gas, or gas to electric, changes permits and venting too.

Gas water heaters need proper venting and combustion air. In older homes, closets that held a gas heater for decades may not meet current rules for a new one. If you smell gas, leave the house and call FPUA from outside before calling anyone else.

Older homes

In Fort Pierce houses from the 1920s to the 1960s, water heaters sit in some odd places: back porches, utility rooms added later, outside closets and crawlspaces. When an old galvanized supply line meets a new heater, the connections at the tank are a common leak point. Ask the plumber to look at the pipes on either side. See plumbing in Fort Pierce if the house still has galvanized pipe.

Hutchinson Island condos

Many island condos have small electric heaters in a utility closet inside the unit, and a leak there can damage the unit below. Associations often have rules about replacement age, drain pans or shutoff valves. Check with management. Salt air also affects outdoor units, which is one more reason most beachside heaters are inside.

Permits

Replacement usually needs a plumbing permit, and a gas permit for gas units, through the City of Fort Pierce Building Department inside city limits. Unincorporated addresses go through St. Lucie County. The general guide to types and sizing is on the water heaters page, and the city overview is on the Fort Pierce area page. If the same plan includes a generator on gas, see standby generators in Fort Pierce.

Check before you hireWater heater replacement is plumbing work, licensed by the state. Look up the license at myfloridalicense.com and ask for proof of insurance.

Water heaters questions in Fort Pierce

Can I switch to a gas tankless water heater in Fort Pierce?

If FPUA gas is at your house, often yes, but it's more than a swap. Tankless units usually need a larger gas line, new venting and sometimes a meter change. The business should confirm with the Fort Pierce Utilities Authority what your service can deliver. Expect a gas permit and a plumbing permit.

My old Fort Pierce house has the water heater on the back porch. Is that allowed?

Older homes often have heaters in porches, add on utility rooms or outside closets. Replacing in the same spot may be fine, or the new unit may need different clearances, a drain pan or protection from weather. A plumber can tell you what the current code and the City of Fort Pierce Building Department will accept.

Do condo owners on Hutchinson Island need association approval to replace a water heater?

Often, yes, or at least notice. Many associations set rules about water heater age, drain pans, shutoff valves and who can work in the building, because a leak can damage units below. Check with management first, then confirm whether the permit goes through St. Lucie County or the City of Fort Pierce.

What do I do if I smell gas near my water heater?

Leave the house right away, don't flip switches or light anything, and call the Fort Pierce Utilities Authority from outside. FPUA handles gas leaks on its system. After the utility makes it safe, have a business qualified for gas work check the water heater, its connection and the venting before turning it back on.
